Ashley Wingfield represents a wide range of clients in all aspects of complex commercial real estate transactions. Whether you’re leasing retail space, investing in a multi-family project, moving corporate headquarters, jumping in to finish construction on a distressed project or transforming run-down malls into vibrant lifestyle centers, Ashley’s expertise can guide you through every step.

Ashley has led her clients through all stages of complex retail, office, mixed-use, and multi-family residential projects across the country, from the initial structuring of investor arrangements through acquisition and disposition. She is experienced in the negotiation of joint venture agreements with institutional partners, assembling both private fund and tenant-in-common investors, and the purchase and sale of equity interests in various real estate projects, including REITs. Additionally, she has managed complex acquisitions and large-scale property developments, and has represented developers in addressing a wide range of issues including subdivision, utilities, reciprocal easements, common interest communities, special districts and condemnation. 

Ashley's construction experience involves the drafting and negotiation of agreements with contractors, construction managers, and architects, and coordinating large-scale mechanic’s lien settlements. Her practice also includes asset-based financing, including CMBS loans, mezzanine finance transactions, note purchases, loan modifications, work-outs, and 1031 tax-deferred exchanges. Ashley has extensive experience with multi-family borrowing, including both conventional and agency financing (Fannie Mae and Freddie Mac).

Ashley is the chair of the firm's Opinion Letter Committee.

Representative Matters
  • Represented real estate development, investment and management company with respect to redevelopment of large indoor regional mall into large mixed-use center, including outdoor, retail, residential and office space. The firm managed the joint venture structuring, eminent domain process, public and private financing, construction matters, creation of governing documents, national anchors tenant negotiations and leasing of more than one-million-rentable square feet of retail, office and residential space to national, regional and local retailers.

  • Handled joint venture structuring, financing (private, Fannie Mae and Freddie Mac), acquisitions and dispositions plus general corporate and securities work for a private equity client focused on multifamily projects.

  • Represented Public Service Company of Colorado, an Xcel Energy company, in connection with the design, construction and leasing of a new 400,000 square foot office building for its new regional headquarters. Designed with a LEED-CS Platinum-certified shell, it is the first LEED Platinum high-rise office building in the country.

  • Represented Alberta Development Partners, LLC in the development and financing of Cornerstar, a new mixed-use center containing 158 acres of retail and residential space in Aurora, Colorado. Brownstein handled the leasing and selling of portions of the center to national and regional retailers such as Target, Dick's Sporting Goods, Best Buy, Office Depot, 24 Hour Fitness and Sunflower Market.

  • Represented Alberta Development Partners, LLC in all aspects of redevelopment of Southglenn Mall to create a new, mixed-use center called The Streets at SouthGlenn, including the eminent domain process, public and private financing, creation of governing documents with Sears and Macy's and leasing of more than one million rentable square feet of retail, office and residential space to national and regional retailers such as Whole Foods, Dick's Sporting Goods, Best Buy, Staples, 24 Hour Fitness, Ross and eCollege.

  • Represented Shea Homes Limited Partnership in the acquisition of various real estate assets and entity interests related to the development of both commercial and residential property in Denver and Arapahoe Counties.
